Initial Consultation and Brainstorm

The journey begins with a 1:1 consultation - whether in-person, on the phone, or over video call. We want to hear your story, understand your lifestyle, goals, budget, and how you envision using your new space—whether it’s for full-time living, a guest house, rental income, or travel.

We'll discuss:

  • Desired size and layout

  • Features and functionality

  • Preferred materials and style

  • Budget range and timeline

  • Land placement or mobility needs

Site & Placement Considerations

Where and how you place your tiny home is just as important as the design itself. We help you consider and plan for key factors:

  • Zoning & Permits: Does your town or state allow tiny homes? Are there restrictions for small homes on foundation vs. wheels?

  • Utilities: Will you connect to water, sewer, and electric—or go off-grid?

  • Access: Is the site accessible for delivery and utility hookups?

  • Foundation vs. Wheels: Will your home be on a trailer (THOW) or a permanent foundation?

Having clarity on these questions early in the process helps us work more efficiently and stay aligned with your vision. The more confidently we can move forward together, the smoother and more rewarding the design experience will be.

Design & Planning as a Service

In this next phase, creativity meets function as both parties commit to design and planning as a service. You’ll work closely with Haley and Emily to transform your ideas into a well-crafted space that reflects your lifestyle and values.

As part of our design and planning service, we offer:

  • Detailed building and materials cost estimate

  • Custom floor plan and building layout with 2D color renderings

  • Utility plan (water, electrical, and waste systems)

  • Selections of finishes, materials, and colors

  • Plans prepared for, and guidance through permitting, if applicable

This phase includes up to 3 revisions of the floor plan so you’re confident in every detail.

Pre-Construction & Engineering

Before building begins, we finalize all technical aspects:

  • Structural plans & applicable engineering reviews

  • Material procurement and timeline confirmation

  • Permit and inspection prep (if required)

This stage ensures all build aspects that can be accounted and planned for are in line to create a smooth and seamless install.

"The design process is a collaborative investment that requires time, creativity, and commitment from both sides. To continue in this phase, we provide a Design and Planning Services Agreement with associated pricing to reserve your spot and dedicate our team to bringing your vision to life."

Build & Fabricate

Now it’s real! We begin construction on your home with precision, care, and craftsmanship. We use high-quality, sustainable materials and align to applicable building code to ensure quality, safety, and adherence to local regulations. We don’t like surprises, so you’ll receive progress updates and photos throughout the build and we are upfront about any issues encountered along the way.

Delivery & Install

During the design phase, we will also discuss and plan for the delivery or direct build of your tiny home. For mobile homes, we work directly with a third-party transportation company to assist with delivery and leveling. If the home is built onsite on a foundation or slab, we’ll ensure it’s completion from start to finish, focused on aligning the trades and monitoring for a quality build. We are attentive to detail and understand the level of commitment and investment it takes to envision and execute a tiny home.

Consultation and Brainstorm

Start with a complimentary consultation over the phone, in-person, or on a video call with a completed questionnaire. Schedule with us today to go over the basics and understand your tiny home goals; we’ll review the design and build contracts and answer questions as thoroughly as possible. This initial discussion gives us an idea of your budget, timeline, and level of commitment.

Design & Planning as a Service

Whether you're building on wheels or a permanent foundation, our team works with local codes, coordinates across trades, and provides a cost estimate based on your build. The upfront design fee covers full coordination, custom plans, and everything needed to move confidently into the build phase.

Commitment to Build

Once we’ve worked through design, planning, and permitting, we can finally move on to the build and turn your vision into reality. We ensure every step of construction, coordinate across the trades, and are attentive to every detail. Payments are made prior to the start (50%), approximately halfway through (30%) the build, and upon completion (remainder).

Prices vary in the design and planning phase because most homeowners have various needs or are at different levels of planning. For example, some homeowners already have floor plans or some need more guidance with permitting. Full design, planning, and permitting services generally range from $1,500-$2,500.

Building a moveable home vs one on a slab or foundation will price differently and can range from $75k on the low end to $150k on the higher end. Pricing varies by location, size, type and kind of tiny home build. Contact us for more detail and information.
